The site plan arrived and fixed price tender arrive back today (as per schedule)... so exciting! Unfortunately because Karl is stayed back at work to do some over time, we didnt go through it with Phil from Coral. But he emailed it to us and it was pretty much what we expected. The fixed price tender was only $2500 more than the estimate price, still manageable! Its all starting to feel so real now.

THE FINER DETAILS
This is a special post for Steven ... (and probably Rab to as I know he will ask the same questions when i get the link to him!)
Karl and James got out the compass to work out house positioning, this is the gutter/road of Holly Ave. The house will front on to Holly Ave. My understanding is that the house faces west roughly, with the western sun hitting the master bedroom but is protected by higher land. The patio overlooks Lilly Ave and has a Eastern aspect.
This the marked out house site... it looks tiny but it really isn't. It is 10m back from Holly Ave (West) and approx 40m from Lilly Ave (East). The pegged out area is 15.2 wide.
A certain member of this family would argue this is the most important space... the shed pad!
This roughly the outlook from the patio area. Its roughly 40m to the road near the For Sale sign at the bottom.
We decided to have driveway access from Holly Ave, there are a few reasons why we did this. 1) Holly Ave is known as a prestige area and as you can see Lilly Ave is yet to be developed. 2) The driveway from Lilly Ave would be rather steep. 3) I wanted a really big open grassed area from the patio (as pegged this grassed area is approx 40 m) if we accessed it from Lilly Ave it would be approx 10-12m.

FINANCE
Late yesterday, we got the email to say its official... finance is approved! Yippee! Its nice to have written reassurance not just verbal pre-approval.
So this is where we are at...
The soil test process took 1.5 weeks, because we switched to Coral this added some extra time as it had to be redone but it came back 3 days business days earlier than expected so we certainly wont complain. Now we wait for the fixed price tender to come back, Coral originally quoted 2-3 weeks but we were advised that we should have it within 10 days. If they keep getting things to us early this house will be up in no time. :)
For those of you who haven't seen the plan yet we have decided to build a Stradbroke 251. I have put a copy of the plan in so that you can see what we have been talking about.
We all adore this design. There are a few on display so if you interested you can walk around and see for yourself the beautiful home we are getting. James and Julie are going to go up to Griffin and photograph it for me today so that we have pictures to remind us of colour schemes etc.

THE RESULTS ARE IN!
Today, we got the results of the soil test back and just in time as the clause expires tomorrow. The good news is no surprises.... H class soil just as we expected! Which means that we now have something concrete to get a fixed price contract. The only problem is we have decided to go with our gut and not build with Dixon. Which means we are back at square one. After lots of discussion, looking at display homes, showrooms and more discussions we have decided to build with Coral. Still a project builder which is necessary for our budget but just seem more genuine and respectable.

THAT PERFECT BLOCK
Finally, after all the searching we have found it... that perfect block of land to build our dream home on. Not too big, not to small just perfect for us, and ofcourse plenty of room for Karls BIG shed in time to come. We currently have a contract on the block and now the paperwork side of things begins ... finance, soil tests, surveying etc.
